About Calculate DSCR
Calculate DSCR is a free tool built to give real estate investors a clear, accurate answer to one question: does this rental property generate enough income to qualify for a DSCR loan?
Most DSCR calculators online either oversimplify the math or bury the result in sales copy. This one does the calculation correctly — including property taxes and insurance in the debt service denominator, which is how most lenders actually underwrite the loan — and explains the result in plain English.
The calculator uses the standard amortization formula for monthly payment calculations and applies the DSCR thresholds (1.25 for strong approval, 1.0 for borderline) that reflect the current lending market. These thresholds are not guarantees — individual lenders set their own minimums — but they reflect what most DSCR lenders use in practice.
